Guardian provides both Condo Management Services as well as Rental Management Services.

Guardian Property Management employs a team of service professionals (electricians, roofers, plumbers, etc) to ensure your property(s) is well maintained and your investment is protected.



Condo Services

Financial Management Financial statements are available on a pre-determined date for each month. Electronic copies of paid invoices as well as customized financial reports can be made available so as you understand everything that has been posted to your account. Our employees are happy to sit and discuss the various reports with you and provide advice in regards to managing the financial aspects of your property.

Emergency Services You can feel at ease knowing that your building will have 24/7 building emergency services. With a simple call to our emergency line, your emergency will be dealt with immediately. Guardian has a full range of service professionals available at a moments notice to take the necessary steps to resolve problems, minimize damage to the property and restore the level of comfort offered to your residents.

Building Operations Regardless of the size or age of your building there will always be issues that arise regarding its maintenance and operations. We offer meeting space to discuss these issues with owners or boards and discuss the various options available to resolve and or avoid issues.

Other Services Include but are not limited to...

  • Enforcement of Condo Act, Bylaws, Declarations and Rules. Consulting with boards and amending bylaws as directed by the Board.
  • Managing Condo contracts and agreements on behalf of the governing boards
  • Managing delniquent accounts by providing appropriate notices to the board and owners as required
  • Maintaining and tracking all financial transactions involved in the management of the property and providing the Board with comprehensive financial statements
  • Providing maintenance and preventative inspections to ensure the effective and economical operation of the property. Ensuring compliance with Municipal, Provincial and Federal jurisdictions which affect the property.
  • Attending all Board meetings as well as scheduling and arranging facilities for annual, general or special meetings as required.
  • Providing secretarial services as required by the terms of the agreement.
